     With its lush grounds and some of the most exclusive properties in the northeast area of Phoenix,  the Arcadia neighborhood is home to one of Arizona 's former best kept secrets.  Arcadia was fashioned from former citrus groves, while a great number of yards still retain an abundance of orange, grapefruit and lemon trees as an ever present reminder of the area 's agricultural past. Not too many years ago, winter guests flocked to the Arcadia area and to the base of Camelback Mountain to vacation in some of the state 's finest resorts.  Today, those resorts have mostly been replaced by a unique community of residences, built mostly from the '50's to today, with large, irrigated, lushly landscaped yards on lots of 1/2 to a full acre and more.  The area shares its boundaries with other desirable valley communities.  To the west is the Biltmore area with its exclusive shops and restaurants. To the east, and sharing the some of the same residences and school system,  is the city of Scottsdale.

The number of residential remodels in Arcadia has risen rapidly recently.   With its proximity to Old Town Scottsdale and Central Phoenix, Arcadia is hot!  (Actually, because of  its irrigated lots, the area is always 5 to 10 degrees cooler than surrounding areas during the summer.)  Developers are busy knocking down older homes because buyers are attracted to the area's mature landscaping and central location, but also yearn for the high-end amenities of a newly built residence. Arcadia's location is desirable, because of its proximity to both downtown Phoenix and downtown Scottsdale, and is near some of the Valley of the Sun's  best restaurants and shopping. "I don't think there's anything hotter than Arcadia right now," says a home builder who is focusing on Arcadia. Nearly every street has a developer's sign on lots being redeveloped to build new homes or to remodel existing ones. Some believe Arcadia has surpassed Paradise Valley which started the teardown boom in the 1990's. 

Arcadia's appeal stems from "People moving to the area who are tired of dealing with traffic". Most believe Arcadia will continue the teardown trend for years to come.
Since there is no more available land in Arcadia to develop, the only option is to buy an existing home, level it, then build from scratch as most of the older homes are difficult to renovate.
 
Although some consider Arcadia to be an historic district, it is not considered as such by the City of Phoenix.  John Wendt of the City of Phoenix recently commented that if a house is not 'historic', it can be torn down,  and that teardowns are normal in Phoenix's older neighborhoods ... not just Arcadia. 
Some in the neighborhood worry that new homes, some of which are two story, will dilute and diminish the traditional single story ranch-style architecture that has long given the community its character. The Arcadia Camelback Mountain Neighborhood Association has taken notice and is concerned. They claim that the teardowns and remodels are changing the area's character and that recently built  residences, while observing lot setbacks and zoning requirements,  appear out of character because of their design and size.  Many residents are concerned over the loss of open space and the loss of once magnicicent views of Camelback Mountain that they have enjoyed for decades. Construction of two story homes will put those views in jeopardy for some.

Still, homeowners are flocking to the area.  Some say that that the lush greenery reminds them of the part of the country they're originally from.  Some of the comments heard at a recent Asoociation meeting: "It reminds me of home, I love it here!"   "I've been here for over 25 years, there's nowhere else in Arizona I'd rather live."   "Arcadia is special, it's right in the heart of everything."   Also heard at the same meeting...
"It is special, let's keep it that way."
